CJ Hole believes in complete transparency and simplicity when it comes to tenancy fees.

Each CJ Hole branch CAN provide a written quotation of all tenancy fees due and while some fees will be specific to an individual or property, the branch will aim to keep things simple.


CJ Hole will charge these fees based on the number of applicants wishing to live in the property and if a guarantor reference is required.
These fees are non-refundable should an application be declined, not meet the referencing agency criteria or be withdrawn.


CJ Hole will charge a fee for producing a tenancy agreement, which will vary in cost depending on the type of agreement required. This fee is due when the tenancy agreement is signed.


Should you need to provide a guarantor to underwrite financial commitments to your tenancy, CJ Hole will charge an additional fee.


Some CJ Hole branches will request a sum in advance of a tenancy commencing. This will never be more than one month’s rent.
Once the tenancy begins, this sum may be offset against the total cost of renting the property for the term of the tenancy.

CJ Hole will retain a proportion of this sum for work undertaken if you do not progress your application.


CJ Hole may charge an additional sum if you wish to have a pet residing in the property.

This may be a larger deposit sum to cover any additional cleaning costs or a one-off fee for tenancy agreement clauses in relation to animals.


An inventory and schedule of condition report will be provided, in most cases, when you move into the property, documenting the condition of the property and the contents within at the start of the tenancy agreement.

An inventory clerk may attend the property on the moving-in date to agree the contents of this report with you. The clerk may also attend at the end of the tenancy.

Inventory clerks will charge a fee depending on the size of the property.


You may be offered the opportunity to renew your tenancy for a further fixed term. CJ Hole will advise of any additional costs associated with a new agreement.


Rent, deposit and balance of fees will be due prior to the start of your tenancy agreement.
