Brislington Meadows refused: what it means for your home’s value in 2026

Young couple settling into a new home in Brislington

If you own a home in BS4, the double refusal of Keepmoat’s 260-home Brislington Meadows scheme is the most important local planning story of the year. Bristol City Council rejected the proposal in April 2026 and again in May 2026. That is a clear, decisive outcome – and it has real implications for your property’s value.

At CJ Hole Brislington, we have been watching this closely. We want to give you a straight answer on what it all means.

What happened at Brislington Meadows?

Keepmoat Homes submitted plans to build 260 new homes on green land off Broomhill Road, BS4. The site sits at the edge of Brislington, bordering open countryside that many local residents consider part of the area’s identity.

The proposal met strong local opposition. The ‘Save Brislington Meadows’ community campaign drew significant support from residents across BS4, including those on Sandy Park Road, Broomhill Road itself, and streets nearby such as Ironmould Lane and Wick Road.

Bristol City Council refused the application in April 2026. Keepmoat resubmitted. The council refused it again in May 2026. That back-to-back refusal sends a powerful signal.

Why the council said no

The core concerns centred on the loss of green space, pressure on local infrastructure, and the character of the surrounding neighbourhood. The site’s proximity to existing residential streets made the scale of development a sticking point.

The ‘Save Brislington Meadows’ campaign gave the council clear evidence of community feeling. That matters. Planning decisions are not made in a vacuum, and resident voice carries weight.

What this means for BS4 property values

Here is the direct answer: the refusal supports your home’s value. Green space preservation is one of the most consistent drivers of price stability in suburban Bristol. Homes within walking distance of open land consistently command a premium.

Broomhill Road and the surrounding streets benefit from that proximity. Protecting the meadows keeps that premium intact.

The numbers behind BS4 right now

The data backs this up. According to HouseMetric (July 2026), BS4 5 prices are up 7.3% year-on-year. That is a strong result in any market.

Brislington still sits below the Bristol city average of £357,000, which means buyers get genuine value here. That gap also means there is room for further growth – particularly as Bristol’s structural housing shortfall continues to restrict supply city-wide.

In January 2026, government inspectors confirmed that Bristol needs 5,265 more homes than currently planned. That shortfall does not disappear because one scheme is refused. It means demand stays firm while supply remains constrained.

What the shortfall means for sellers

Fewer new homes means more competition among buyers for existing stock. If you are thinking about selling in 2026, that supply pressure works in your favour.

Buyers in BS4 are not spoilt for choice. They are competing for a limited number of homes in an area they genuinely want to live in. That gives sellers real leverage – but only if you price correctly and present well from day one.

The Bellway proposal on Bath Road – what you need to know

The Brislington Meadows story is not the only planning development to watch. Bellway has a 555-home proposal for the Bath Road corridor, currently at the scoping stage. This is a much larger scheme, and it is still in early consultation.

We are monitoring it carefully. The scoping stage means the developer is still gathering information before a formal application. It could be months or years before a decision is made.

We will keep our clients informed as this progresses. That is part of what we do at CJ Hole Brislington – we track what is happening locally so you do not have to.

Should you sell now or wait?

This is the question we hear most often. Our honest answer: the conditions in 2026 are favourable for sellers in BS4.

Prices are rising. Supply is constrained. The Brislington Meadows refusal has removed a significant source of new stock from the local pipeline. Buyer demand in this part of Bristol remains solid.

Waiting always carries risk. Interest rates, policy changes, and market sentiment can shift. What we know right now is that your home is worth more than it was a year ago, and the fundamentals supporting that value are strong.

Streets where we are seeing strong interest

We are currently seeing active buyer interest across several BS4 streets, including Sandy Park Road, Wick Road, Hungerford Road, and areas around Brislington village itself. Homes close to the meadows site are attracting particular attention from buyers who specifically want green space nearby.

If your home sits within half a mile of Broomhill Road, the refusal decision is directly relevant to your asking price conversation.
